CP12 Checks – Your Legal Obligation!

Since the Gas Safety (Installation and Use) Regulations 1998, there has been a duty on landlords to ensure that gas appliances, fittings and flues are safe for tenants’ use.

Your main duties are:

  • Ensure gas fittings and flues are kept in a safe condition
  • Arrange an annual CP12 check for every gas appliance/flue  at the property
  • Have any installation, maintenance and safety checks carried out by a Gas Safe Engineer
  • Keep the safety certificate on record for at least 2 years
  • Provide your existing tenants with the safety certificate within 28 days of the check being completed
